Title: Ya know this big blue ball we live on? I now own a part of it (bought a house)

Just made the offer yesterday, and it was accepted today. It's near the cottage, about 40 miles from the city, on a river (actually on two rivers - the main river borders the back of the property and a smaller tributary river borders the west side). Three beautifully landscaped  acres. Two small sheds, plus, get this - a 20X28 heated garage with cement floor! The T-Bird is outside right now quivering with antition for moving into its new home (or maybe it's quivering because it's cold).

It's a 100 year old house and needs some work (a new electrical panel, some wiring, some drywall, and new floors upstairs - the main floor already has new hardwood floors) and the garage needs siding (it's sheated in OSB right now), but this place has loads of potential. It's got a full concrete basp00get, a new oil/wood furnace, newer septic system, newer kitchen cupboards, and all the antique trim work. It also included a 60", 18-horse golf-course style ride on mower. It belonged to a grandmother that passed away last March. I can't wait to get to work bringing this old house up to scratch. Closing date is March 3rd.

The beauty of it all is the price: $57,000. They were asking $67,900 but took my offer. Just the land and garage are worth what I paid!

Dude, that is sooo awesome.  I couldn't be happier that things are finally going your way!  All that shiznit you went through is finally over.  Welcome to the good life. (Knock on wood)  Badass looking house.  I like the "Diamond" window over the front door.  The waterfront property is cool too, even though I'm sure that doesn't mean as much up there as it would, say here in AZ.  Regardless, congrats, it couldn't of happened to a nicer guy.

You think the house is nice you should see the lawnmower :D I used to use one when I did landscaping. I called it the "Fanny Whammer". 18 horse engine, three blades, 60" cut...

holy , is that the adverage price of homes up their? something like that hear is around $200,000 $400k if its in a realy nice area maybe more with that kinda property too. all i can say is SWEET deal man, hope i can find something that sweet when i get a house.

No, it's not even close to average. Average is more like $200k for a three-bedroom bungalow with unfinished basp00get within 1/2 hour from the city. Once you get toward an hour outside, though, prices drop considerably. Even still I got this house very cheap. I figure after I do some work to it I could double my money...

congrats man.. i bought my first house when i turned 21. 2 story 2 bed room with full basp00get and a 22X24 garage and i own the land next door, all for 59,000 it appraised at 97,000 just two weeks ago. As soon as i finish the kitchen remodel i started im sellin it and moving somewhere i can build a pole barn or a big ass garage.

Then you'd have no problem with that "highway" - it's an old country route, probably less travelled than the residential street I live on now. I would imagine when the house was built the road was little more than a horse & buggy track (the deed to the land is dated 1890). Personally I'd have preferred the house be back from the road too, but beggars can't be choosers...

I'm actually thinking of boarding that front door up and putting a picture window in that wall. There are three other doors (one shown in the pic, one in the rear entering the kitchen, and one entering the dining room) so the one opening right onto the highway is kinda redundant...

yeah, I figured after I posted, that it was 2 lane country blacktop.
I did live in a town for about a year or so...right on the end of main street, as it turned into a highway...never again for me!
Picture window would be a good way to "gussie up" that door/wall.

Woohoo.... hopefully someday when I grow up I'll be able to get a house like that too. I doubt I'll be able to beat the deal that you got. But looks like a real good deal you got yourself into! 57k is a great buy by the looks of those pics.

Congrats on the new to you house.I bought my house (3 bedromm 2 bath 1300sq feet) last year for 130 on a 3/4 acre lot.Thats pretty big for here in Jacksonville FL.Just within 1 year my house has went up to 175,000 in value.Its the best investment you could have ever made.

Oldraven is moving back to NS in spring, too. If you brought your TC, together we'd bring the fox T-Bird population of Nova Scotia up to about three :hick:

Nice house, though Carmen. Very nice. I love century homes, and there are plenty to choose from at home. And that really is a killer price, being so close to the city (that's under $50 USD, guys). I can't even find a decent house around Antigonish for double that. It's looking like I need to live at least twenty minutes out of town (emphasis on town, and not city) to get anything affordable.

I just wish I had a job around Canso or Isaac's Harbour. There are some real beautiful oceanfront properties down that way for practically nothing.

The diamond window, that would drive me nuts. I'm alright with Architectural asymmetry, to an extent, but that looks incredibly out of place. Also, you might regret removing that front door come August, when humidity is 150% and it's 60*C in your house. You're going to need that cross breeze, I think. Old houses have a tendancy to harness the power of the sun better than solar cells.

Unheated or not I'd rather have that Taj-Mahal of a garage that you just built than this y 20X28 one that I bought. I may have romanticized the "heated" part a bit anyway: By "heated" I mean there'z a woodstove in the corner. It is wired for 220V tho...

Carmen that house is awesome.  And with all that land?  And a garage?  And an industrial lawnmower?!?!?!?

Excellent deal.  I hope there isn't a whole lot of work that has to be done.  But even if there is, it is still a good investment as it will always go up in value.  I'm glad you were able to find such a great deal.

They didn't mention any ancient Indian burial grounds or anything like that when they were giving you the tour, did they?  Might want to look into that.  ;)

wow...around here that would be an easy 260k with the 3 acres...the last 5 years basically priced me out of my area..im pretty dissapointed. congrats man...nice setup!

If I had a half a mill, I'd be living on my parents farm. Somewhere between 350-400. That should explain pretty well why I hate living in the city so much. I grew up where I couldn't see my neighbours. The only house in view was across the river, on the other side of the valley.

Anyway, after living on a lot of around 2500sq ft, I'd give my left nut for a chunk of dirt like Carmen's.

...And across the road from this house there's a 160 acre parcel of mixed woodland/old pasture for $35k, but I don't have any use for 160 acres (and could think of many better uses for $35k ;)). One thing about Canada - there is no shortage of vacant land once you get out of the cities. Even a tiny province like Nova Scotia is only about 2% developed, which is why that 160 acres probably won't be worth much more than $35k in 20 years. Now, in the city or within 1/2 hour of it you're looking at about $40k/acre - even more if the lot is serviced (water & sewer), but an hour out and the only value in the land is the trees growing on it
